MTB ELEVEN is a large family home designed for clients requiring maximum interior flexibility. The layout and floor area of this model are described in the product sheet as 210.52 m² (105.26 m² ground floor + 105.26 m² loft).

The MTB ELEVEN design features: on the ground floor, a large living area, two bedrooms and a bathroom; the loft has been left largely as an open-plan space for individual customisation. The current floor plan of the model shows the detailed layout of the rooms.

Yes, MTB ELEVEN can also be used as a rental property, provided that the layout and standard of finish are in line with the intended use and local requirements. For rental projects, it is advisable to plan the number of sleeping places, installations, durable finishing materials and technical support right from the start.

In this version, the ELEVEN MTB kit comprises the structure and the components required for the external enclosure of the building: the roof, façade, windows and external doors, in accordance with the model’s configuration. The interior remains to be fitted out and finished.

The investor is responsible for any elements not specified in the configuration and quotation, in particular the preparation of the foundations, external connections and the fitting out and finishing of the interior, unless these have been selected as a separate package of components.

The ‘Insulated Structure’ option for the MTB ELEVEN includes a pre-assembled structure, wall and roof cladding, and insulation in accordance with the model’s configuration. In the configurator, you can select individual external elements and upgrade the package to the ‘Externally enclosed house’ variant.

No. The ‘Building enclosed from the outside’ option refers to a building that is enclosed from the outside in accordance with the scope of the configuration. The interior remains to be fitted out and finished. Finished flooring, the heating system and the installation work are not automatically included in the basic option, unless the relevant item has been selected in the configurator as an additional component package.

Yes. By selecting the ‘Insulated structure’ option, you can choose only the extensions you need. The client may carry out the work on the elements omitted from the order themselves, using their own materials and in accordance with their own finishing design, whilst complying with the technical requirements of the structure.

The current technical data sheet for the MTB ELEVEN specifies the following for external walls: 42 cm; insulation 35 cm; U = 0.12 W/m²K. For the roof: 46 cm; insulation 35 cm; U = 0.09 W/m²K.

MTB ELEVEN is part of the Flat Pack™ system and uses prefabricated SIP panels and certified C24 structural timber. The components are prepared and numbered in the factory before being delivered to the building site.

The heaviest standard structural components, primarily SIP panels, generally weigh up to around 75 kg. This means that most components can be handled by a team of several people without the need for a crane. The exception is large front glazing units – for their installation, we recommend 3–4 people and suction cups for the glass panes.

SIP technology can achieve high resistance to wind loads, but the structural design, connections, anchoring and local loads also determine the safety of the entire building. SIP systems are tested and used in hurricane zones; following Hurricane Katrina, the technology was analysed as a solution for reconstruction, and modern SIP structures are also approved for use in severe hurricane zones in Florida. MTB Modules homes are in use in Puerto Rico and in seismic zones, amongst other locations. For each overseas location, the requirements must be verified in the context of local structural adaptation.

The concept of stressed-skin/SIP construction has been in development since the 1930s. The experimental Forest Products Laboratory building, dating from 1937, remained in use for over 60 years. The durability of MTB ELEVEN depends primarily on correct installation, airtightness, protection of the timber and panels against prolonged dampness, and proper maintenance of the façade and roof. When installed correctly, this technology is designed for many years of use.

7 variants (7.1–7.7), differing mainly in the number and layout of the glazing; 7.1 has 4 roof windows, whilst the subsequent variants have 8. When making your choice, you should compare the specific variant of the joinery and glazing.

No. In the standard version, the attic remains largely an open-plan space. You could, for example, create a leisure area, a study or additional bedrooms there, or extend the layout to include several rooms and a bathroom.

MTB ELEVEN is a ready-made model, so the basic structural layout is not treated as a design created from scratch. Changes to lightweight decorative elements may be possible during the finishing stage, whilst alterations to the structure, openings or load-bearing system require individual assessment. For the MTB ELEVEN, we recommend that a foundation slab be constructed in accordance with the documentation and guidelines for this model. The client and their local contractors are responsible for the construction of the foundation.

No. As a standard, the foundation is the responsibility of the client. MTB provides the specifications required to prepare the foundations for the MTB ELEVEN; the construction of the foundation, earthworks and local utility connections are not included in the price of the package, unless a separate quotation expressly states otherwise.

The developer and their local contractors are responsible for preparing the foundation for the MTB ELEVEN. The foundation must be constructed in accordance with the documentation, and its geometry, level and installation points must be checked before assembly begins.

Before delivery and the start of the MTB ELEVEN installation, the site should be properly prepared. Please ensure that:
- a foundation slab constructed correctly in accordance with the documentation,
- access for delivery vehicles,
- a place for the safe unloading and storage of parcels,
- access to electricity for the installation work,
- suitable conditions to ensure the safety of the team whilst they work.
If the installation is carried out by a team working with MTB Modules, sanitary facilities, such as a TOI TOI portable toilet, should also be provided on site.
Utility connections and service penetrations through the foundation must be prepared in accordance with the MTB ELEVEN documentation.
If there is no electricity supply on the plot, please inform MTB Modules of this before installation begins, so that the work and the necessary equipment can be planned accordingly.

No. MTB Modules does not carry out earthworks or prepare the site for the construction of MTB ELEVEN. Site preparation, earthworks, the laying of foundations and the installation of service connections are the responsibility of the developer and its local contractors.
MTB Modules, meanwhile, provides the documentation and technical guidelines required to prepare the site correctly for this model.
Before starting the installation, ensure that the foundation has been constructed in accordance with the documentation, that it is correctly aligned and level, and that all the necessary service penetrations have been prepared in the correct locations.

The Flat PackTM system is particularly advantageous where access is difficult, as the MTB ELEVEN is not transported as a single, ready-assembled unit. If necessary, the kit components can be broken down and transported to the site in smaller vehicles or minibuses. Yes. In MTB ELEVEN, as in other residential buildings, a wood-burning fireplace or other available heating source may be installed, provided it is properly designed. A flue or exhaust system, an air supply and the required clearances from combustible materials must be provided in accordance with the regulations and the manufacturer’s instructions.

The interior of the MTB ELEVEN remains unfinished and is prepared for the installation of services and further finishing layers. The furniture, fitted bathrooms, kitchen, finished flooring, light fittings and decorative items shown in the visualisations are not included in the standard package.

Yes. The investor may organise the interior finishing of the MTB ELEVEN themselves or hire their own contractors. The work must not compromise the structural elements and should take into account the requirements regarding installations, damp, ventilation and fire safety.

No. The finished floor is not included in the standard ELEVEN MTB kit. Once the house has been assembled, the client is responsible for laying the subsequent layers of the floor and applying the final finish in accordance with the design and the chosen method.

As standard, the MTB ELEVEN features a façade finished with white silicone plaster. In the ‘Externally enclosed house’ variant, the façade forms part of the building’s external finish.

The standard MTB ELEVEN façade is plastered and therefore does not require the regular waterproofing or maintenance typical of timber façades.
We do, however, recommend cleaning the façade periodically and inspecting its surface for dirt, micro-cracks or localised damage. If necessary, the façade can be repaired in specific areas or, after several years, given a fresh coat of paint in accordance with the manufacturer’s instructions for the plastering system used.

The problem must be documented upon receipt: take photographs, note the parcel or item number, and describe the condition of the consignment. You must then submit a report to MTB in accordance with the delivery documentation at contact@mtbmodules.com. If the damage could compromise safety, do not fit the part until the matter has been clarified.

Upon delivery, the kit must be protected from rainfall, standing water and prolonged exposure to damp. Packages should be placed securely off the ground and additionally covered with your own thick construction film or tarpaulin in a way that protects them from the weather but does not cause water to accumulate.
