Flat Pack™ is our system in which we manufacture the house in advance in the form of pre-prepared and labelled components, which we then pack and deliver to the building site. You can assemble the kit yourself or with the help of a team of your choice.
We wanted to create a system that could be efficiently manufactured, transported and installed in various parts of the world, without the need to transport entire finished modules and without making the customer dependent on a single specific team.
No. The house is not transported as a single large module. Pre-fabricated components and packages are delivered to the site, from which the building is then assembled.
Yes, but it differs from a traditional modular building. Instead of transporting pre-fabricated rooms, we supply prefabricated components that are assembled on site.
Yes. That is one of the system’s most important features. We put the kit together so that the installer can carry out the assembly themselves, using the documentation and instructions.

Yes. SIP panels are one of the key components of our building system.
SIP is a prefabricated structural insulation panel that fulfils several functions at once. It is a structural element of the building, forming a rigid shell that stiffens the partition, whilst also providing thermal insulation.
The SIP panel we use consists of two 12 mm-thick OSB 3 boards and an EPS 80 core, i.e. rigid polystyrene. The OSB boards provide the panel’s rigidity and structural integrity, whilst the EPS 80 core provides thermal insulation.
We use OSB 3 boards in formaldehyde emission class E1, which are designed for use in construction and are characterised by low formaldehyde emissions.
The key advantages of SIP panels include excellent thermal insulation, high rigidity combined with low weight, high dimensional accuracy, and quick and precise installation. Prefabrication also reduces the amount of work carried out directly on site and ensures a high level of precision in the manufacture of individual components.
Thanks to its design, the SIP panel combines structural and insulating functions in a single element, which simplifies the entire construction process and allows walls, floors and other building partitions to be erected quickly.
Yes. One of the main principles of Flat Pack™ is to move as much of the component preparation as possible from the building site to the production facility.

Before the delivery arrives, please ensure that a suitable area is prepared for the safe unloading and storage of the items.
First and foremost, a suitable foundation, access for transport, a place for unloading and storing components, and suitable conditions for carrying out the assembly.
No. We do not carry out earthworks or site preparation.
No. The investor prepares the foundations on the basis of the documentation and guidelines for the chosen model.
Yes. The foundations are crucial to the correct construction and subsequent performance of the entire building; they should therefore be laid accurately, evenly and in accordance with the plans.
Depending on the house model and ground conditions, we use different foundation solutions. For some of our models, we recommend a foundation slab, which provides a stable and level base for the building.
In selected models, we also offer a SIP floor system, which provides a structural and insulated base for the building. This solution can be installed on a suitably designed foundation structure, such as piles, and helps to reduce the scope of traditional foundation work.
The final foundation solution should always be tailored to the specific house design, ground conditions and the project documentation for the development in question.
Yes. Before starting the installation, the installation team checks the foundation for its geometry, level, dimensions and compliance with the technical documentation.
The positions of the installation points and areas that are important for the correct foundation of the structure are also checked. We do not begin assembly until we have confirmed that the foundation allows the building to be positioned correctly.
If there is no electricity connection on the plot yet, please inform the installation team in advance. This will allow them to prepare properly for the work, for example by using a generator.
Yes. For the duration of the work, a TOI TOI toilet or other suitable sanitary facilities must be provided for the team or individuals carrying out the installation.
Yes. Access must allow for the safe delivery and unloading of the consignment.
Yes. We have also designed Flat Pack™ to be self-assembled by the buyer. You do not need to use a professional installation team if you wish to carry out the work yourself and have the necessary organisational resources.

We do not require the investor to be a professional tradesman. However, you must possess basic technical skills, use the appropriate tools and carry out each stage carefully in accordance with the documentation.

This applies in particular to calculations dependent on the project’s location, ground conditions, snow and wind zones, and local structural requirements.
No. The local adaptation of the design is the responsibility of the architect, structural engineer or other qualified designer practising in the country where the project is being carried out.
For our part, we provide the technical documentation for the house, which can serve as a basis for preparing the local documentation. The architect on site adapts it to the applicable regulations, local conditions and the official requirements of the country in question.
No. The method of assembly and the administrative procedure are two separate matters. Assembling a house yourself does not exempt you from the obligations set out in local regulations.
